  1. I can also unreservedly recommend Patrik. Great communication and excellent service at a reasonable cost. He serviced my (ageing) boiler and was also able to sort out a dodgy radiator for me that had been a problem for years.

  5. I used No-Flies a couple of years ago. They were great. Loads of recommendations on here.
  6. Having just completed on my house sale, it is another huge thumbs up from me for Brendan and Tony at No Flies estate agents. I had previously had the property on the market with another agent who promised me the world (no doubt to get my business) and then failed to deliver on every front. I got No Flies in and things could not have been more different. I received honest, well researched valuation advice and the house was under offer within a couple of weeks. Communication was excellent throughout the transaction. The advice I got from them was always pragmatic and prompt even when Brendan, who dealt mainly with the sale, was on holiday overseas. One supposed issue arising on survey, for which my buyers wanted a £20k reduction, was expertly dealt with by them and the sale proceeded without a price reduction at all. I cannot recommend them highly enough. They were a pleasure to deal with and excellent value to boot.
  7. Hi there. Welcome to the area. Your solicitor is not correct. We used to live in a half house. Each house has its own separate freehold title. There is no single freehold title covering the two adjoining properties for you to have a share of. It is not like a double fronted house that has been divided into two vertical flats. Whilst the property may look like a double fronted house it is not legally. It is two separate freehold houses next to each other just like adjacent terraced or semi detached houses. The only difference is that there is a single entrance into the road, but that is just the same as two houses having a single lane or driveway up to them. That issue is dealt with by rights of way over the shared hallway. Your freehold title will grant a right of way to your neighbour over your half of the hallway and their freehold title will grant you a right of way over their half of the hallway. All this should be very clear from the title deeds - where the Land Registry will have been very clear that what you are buying is a freehold property. I hope that helps.

Nor am I entirely sure why you should jump to a conclusion that they were in any way dodgy just because they PM'd you in relation to a post where you were looking for a painter (they are, after all, amongst other things, painters).
  14. Rightmove and Zoopla are now both listed on the London Stock Exchange and so neither of them is owned or controlled by Estate Agents. I am not arguing that a third property portal is either a good or bad thing in general, merely highlighting the point that very shortly, if you use an agent that is a member of OnTheMarket, your property will only be listed on one of either Rightmove or Zoopla (though take your point that many people check out both of these sites) and wondering how agents are selling this to their clients.

Came across this article in the Telegraph over the festive period: http://www.telegraph.co.uk/finance/newsbysector/constructionandproperty/11317894/Why-selling-your-home-in-2015-is-about-to-become-a-real-headache.html It appears that many estate agents have joined together to set up a new property portal (in competition with Rightmove and Zoopla)- seemingly to try to take control from, and avoid the fees of, Rightmove/Zoopla and to exclude online agents. It will be called On The Market and membership rules of this new "club" are that agents can list their properties on only one of either Rightmove or Zoopla; so going forward properties will be listed on one portal nobody has currently ever heard about and one or other of Rightmove and Zoopla. It would be interesting to know which of the local agents are part of this and how they are selling this to their clients?
