  1. Having started this thread nearly 2 years ago now, I'm finally in my flat in Penge. Had my offer accepted this time a year ago, so it's been a long process (delay after delay in the chain, then a 4-5 week refurb.) Hard to say much about the area just yet as I haven't really explored properly but the high street seems to have plenty of useful shops and is 3-4 mins walk away, with Anerley and Kent House my nearest stations, 10 and 5 mins walk away respectively. I loved my 5 or so years in East Dulwich and I'll miss it having gotten used to having everything you could ever need on the doorstep and how easy it was to get around London from, but I'm looking forward to living somewhere new and in my own place.
  2. We seemed to get back up and running minutes after I posted that. I don't hold my breath that it'll last but let's see.
  3. They've so far offered me a 22 pence rebate...! The cause of the situation is out of their hands, so I won't blame them for that. But as I said earlier it's how they deal with it after the fact that reflects of them. Staff have still been helfpul, but I would expect more, particularly as I've had to fork out ?15 on extra data from my mobile provider to make up for the loss of the Virgin service. So far, somewhat unimpressed.
  4. Been out for us since yesterday morning, though was working overnight strangely. I'm willing to give them the benefit of the doubt this time as it was the fault of a construction worker. However it's how they cope in the aftermath that'll reflect on them as a company. Whilst it's incredibly annoying, so far all their staff I've spoken to have been helpful and apologetic. I will expect some kind of rebate though.
  5. Thanks all for the tips. As far as I can tell they are solid wood with a lacquer/varnish finish. I tried using baking soda and water to get rid of the water marks and it worked really well on one that was less ingrained, and on another it didn't make much difference. I gave them all a good feed with some beeswax and one of them is now looking like it doesn't need anything else doing to it. I'll try and get hold of an electric sander for the other two then apparently spray-can lacquer is the way to go according to a friend of a friend who is a furniture maker...
  6. Thanks! What sort of stain would that be? Aren't there many different types, or would I just try and find the best one to match the rest, as I don't intend to touch the legs as they're all pretty much fine.
  7. Bought a nest of tables (Thank you Barbara of the EDF!) all of which have to varying degrees, pretty knackered tops - marked all over, down to the bare wood in a lot of areas, cracked and flaking lacquer/varnish whatever it may be. Pics attached. I like a lived in look on furniture, but these are a bit too far gone even for me. I know they'll need an abrasive, but not what - fine sandpaper, fine wire wool? After I've done that, then what. Pretty sure they are not just waxed/oiled bare wood, but have some kind of coating, don't know what. Googling returns so many different suggestions I'm a bit stumped. Any help gratefully received!
  8. I traveled on the 07:30 train from ED to LB this morning and it was fine, no more or less busy than usual!
  9. Whilst this is no doubt a good thing in terms of improved transport links, you'd have hoped that the treacherous junction of East Dulwich Grove and Lordship Lane would have been addressed before more buses were thrown into the mix.
  10. Excellent news. In a few months time my nearest station will be Kent House on the Orpington-Victoria route so to have it brought into the Overground network is a real reassurance that the service to and from Victoria will be reliable. This whole endeavour is surely only good news for SE London.
  11. Not black and pink no, sorry.
  12. If anyone left a pair of glasses on top of a wheelie bin in Matham Grove, I have them so please give me a direct message.
  13. I have now raised my objections to this, which are pretty similar to all those previously mentioned. I have also added the problem of an increase in traffic along Melbourne Grove and Railway Rise as a result of the new flats/retail premises. I have urged them to make a site visit before making any decisions as well.
  14. Yep, happens to us every Sunday evening pretty much without fail. Internet is so slow as to be rendered unusable.
  15. Came back to East Dulwich after a week away to find a letter from the council about this. For further objections, you need to do so by writing to the planning inspectorate, quoting the reference number APP/A5840/W/15/3135088. The Planning Inspectorate, 3/10B Eagle Wing, Temple Quay House, 2 The Square, Temple Quay, Bristol, BS16PN. Letters must be received by 17th Jan. If you want them to acknowledge receipt of the letter you need to request this, likewise if you want to know the result of the appeal process. Sad. The planning inspectorate push things through with little regard to objections in my experience.
  16. Such a shame. In my experience, having been on both sides of the appeal process admittedly, these things will almost always go the way of the party seeking planning permission. It essentially renders local planning decisions a complete joke, and just another hoop to be jumped through on the way to the appeal. I fear for the future of these cottages.

The staff are absolutely delightful and the food is consistently great, and often outstanding. Definitely highly recommended if you haven't been yet.
  18. Having just been through this and seen numerous flats in numerous areas I would probably say the following (though most of this is said in greater detail in the thread I started last year, posted above): Penge (Where I'm currently proceeding on a flat) - Useful high street, couple of nice pubs, good stations (17 mins to Canada water from Penge West, 17 mins to Victoria from Penge East) and buses, good mix of housing stock for most budgets, bit rough round the edges but feels fine. Sydenham - long and useful high street with anything you could really need, station and buses again decent. South Norwood - Feels pretty run down right now, high street isn't up to much at the moment. Probably has the best transport though in terms of trains, with the overground and incredibly quick trains to London Bridge. Housing stock probably the best priced of the areas I've seen. Croydon - Not half as bad as I thought it would be. Rapidly changing + improving + increasing in price, but prices are still (relatively) affordable. Good trains from West and East Croydon.
  19. According to Zoopla that maisonette was last sold in 1998 for the princely sum of ?92500. Allowing for inflation let's say that's ?130000 in today's money, yet it's being sold now for circa ?600k. A friend from work bought a flat in Deptford the same year for ?30k (about ?50k today). I expect its price then reflected its undesirable location and I'm not sure how much his is worth now. I hear the area as a whole is improving, but I viewed a flat there recently - grim immediate location, grim dirty stalinist 60s council block, felt like properly rough oppressive inner city London, and the flat was on at ?300k. Regardless of the circumstances that have led us to this point, at this stage you almost just have to laugh at the ridiculousness of the whole situation.
  20. If it's the Tab S you're talking about then this was/is pretty well known for having a really great screen, so if you're going to use it for tv/movies on the go this may be a selling point for you. Worth watching a few reviews on YouTube from the likes of Android Authority, Pocketnow, Detroitborg etc. Expect some of these will do comparison vids with the ipad too.
  21. Has it ever been exposed to water? In any quantity? This could include steam if you happen to have it in the bathroom when showering. Parts could have corroded slowly, and that is only now affecting the phone.
  22. Hi everyone. I had an offer accepted on a flat the other day. It's a good size, tidy (though needs a bit of work), beautiful communal grounds, gated parking, well kept building, decent location near Penge High Street, transport etc etc Since the offer was accepted I can only seem to fixate on the few negative points. The main one being that the building is situated so that one side faces south west, the other north east. The flat I have offered on is on the 8th floor, and all windows face south west, bar one window which faces north west. I understand this is useful for keeping warmer in winter months, but I'm worried all the rooms may be unbearably hot in the summer. It's a 60s block so it may not be the most efficient building at staying cool in the summer anyway, add in all those heat generating windows and the conditions could be fairly oven like. Am I being ridiculous for thinking this flat may not be right because of this, or are there ways around this, such as well used blinds/curtains etc... Anyone with any ideas would be most welcome. Thanks!
  23. My recent property search (albeit not in ED) has me at the FTB/BTL end of the market. Whilst looking at the numbers suggests a slower price rise in the last year than in previous, it seems prices are still rising. I've offered on a couple that ended up going to either sealed bids or best and final offers, both times I bid above asking price, both times I lost out. Looking at what the types of (and sometimes the exact) flats I'm looking at now sold for even 2 years ago makes for grim reading. The rise from 5-10 years ago is almost laughable.
  24. Rat trap spotted in the bushes walking down from platform 2 this evening. I have a feeling I've seen it there before and that the rats must be wise to those things by now...
  25. Thanks all again for the input. Penge is clearly on the up so feels less of a risk, but prices have already risen a fair bit it seems (though they have everywhere I suppose). Anerley still feels a little "one eyed" as my Dad might say, but with Crystal Palace just down the road it would be an ok bet. As I said back on page 1, I saw how the value of my brother's flat in Anerley go through the roof simply because of the Crystal Palace effect which makes me wish I'd done all this 5/6 years ago. And not really because I want to feel clever and like I've made a good investment, but because I can't help but feel ripped off by prices as they are. Perhaps with this in mind now's the time to get into South Norwood whilst prices are still (relatively soeaking) low, and the area is still decidedly iffy. I can't get my head around why it still is though but anyway. Decent transport links, reasonable housing stock, attractive enough high street if tidied up a bit. Is there something that has been and will always keep the area down? The football stadium perhaps? Ho hum!
