  1. I have a couple of motorbike storage places in a large garage in Peckham. Location is Wingfield St, SE15. Garage is secure with an alarm. Access anytime. Share with me. £100 a month per motorbike. Text or call me on 0742611696 if you are interested. Charlie
  2. Approx 250sqft local brick workshop for small trades, art studio, crafts, work, etc. Single door wide enough for motorbikes. Alarmed and very secure. £375 a month. Location SE15 4PH. Very rare to find a local workspace. Call or text me 07429611696 Charlie No point in messaging me on this forum or posting "I am interested" as a reply. Just use your phone. Photos will follow or just pop round and see it. Available from early June.
  3. This is the place that has massive queues of people and very grumpy staff, offering loads of services that are available online, where they have refused to take parcels booked through online services. Lots of ATMs available elsewhere but who uses cash anyway? Not sure why it would make sense to keep a place open that costs a fortune in salaries and rent, when people can access the same services from their own computer or phone. The Post Office needs to make a profit and has to cut costs.
  4. Are there any local Mahjong players? Keen to start playing (have a bit of experience) but don't know any regular players in the neighbourhood. Charlie
  5. Hi, just a quick recommendation for Tommy, local plasterer. He plastered and made good ceilings and walls in an upstairs flat and a shop I own in Peckham. Good guy, good service, reliable and sensible priced. The finish was good too. Tommy is on 077695 68362. He is based in Camberwell. Charlie
  6. Longest thread ever on the EDF. I sold my car five years ago and only cycle or walk round the neighbourhood now. If I need to drive to the dump or out of town I use a zip car or getaround shared car. I am happier and richer by not having a car. Cycling is quicker. Walking is nice. And now the highway code has been updated to prioritise cyclists more. The LTN is great, less traffic is good. Why can't we all just give up the car? Amsterdam is a great city. We could be like Amsterdam. Charlie
  7. This sounds a lot like Chris McK***** who thinks he's a window cleaner. My experience of him is that he talks a lot, is extremely sensitive (common to people suffering from low self worth and/or mental illness) and seems to be quite open about the abuse he has suffered. If he offers to do your windows, don't let him, he did a crap job. He seems harmless, but unpredictable.
  8. Southwark often auctions off property - this is a good way to dispose of property. It's not a secret - it is listed on a property auction site, and there are notices on the building. The building that is the subject of this thread will be sold on a new 125 year lease so it isn't being sold off, it's being retained by the council. Whether the building becomes residential or stays as a commercial property, any building work would have to be done alongside the school. I don't see the issue of safeguarding as being a problem. Is the OP suggesting that the new owners of the building may buy the building specifically to be able to be within the school grounds for criminal intent or other wrongdoing? I'd expect the new owners to create an entrance onto the road. What is the purpose of stopping the sale? This seems like a normal disposal by Southwark. C
  9. I have a lot of experience and currently have 50 tenants in various properties. As the OP says it is not really worth it with straight residential property. The yield is around 3% so if you borrow at 3% to earn 3% then you will lose money because of the cost you incur, for example stamp duty. Ideally to make a residential BTL work you need to add some value - add a bedroom, split a big property into smaller units, etc. The tax treatment is crap now as well, and the reason there is a glut of two bed flats on the market - landlords are selling off their stock. Personally I like commercial property - the yields are higher, the tenants are easier, the maintenance is less and the tax treatment is much better. Charlie
  10. The BMX track at Burgess Park does half day or full day activities - look it up online. Charlie
  11. Hi all, Once upon a time there were paper rounds that kids could do to earn a bit of money. Does anybody have any suggestions for anything else that an enterprising 13 year old boy could do locally to earn some extra cash? Do paper rounds still exist? Any observations on what might be available locally? Thanks all, Charlie
  12. The police have a job to do - they solve crimes and find offenders. They don't look after your lost and found FFS. If you have lost something post a note on a forum or gumtree or something.

None. It is a very safe. I don't think it's possible to prevent yourself prom breathing, unless you use a noose or a belt.
  14. Estate agents don't push up prices, buyers do. The higher stamp duty on second properties and expensive houses has massively dented the market. This is not a new phenomenon - last year was bad too. There are far more properties available that are now much less desirable because of the huge stamp duty associated with them. To buy a ?900,000 house requires ?35k in stamp duty. A ?400,000 buy to let costs ?38k in stamp duty. Mortgage rates are so low that owners would rather borrow extra to extend or do the loft. http://www.thisismoney.co.uk/money/mortgageshome/article-5473543/Homes-estate-agents-books-fall-new-record-low-Rics.html https://www.thetimes.co.uk/article/estate-agents-countrywide-and-foxtons-suffer-collapse-of-profits-lzbr99kjc Conversely commercial property is booming and prices are higher than ever - I reckon up about 30% in a couple of years. 15. Just go to a different lender. Halifax or Natwest.

It does not prevent people accessing land. Charlie
  17. Found a set of keys on Grove Vale. If they are yours and you want them back call me 0742 961 1696. Charlie
  18. Small innovative interesting independent food outlets that want to sell to a vibrant crowd should abandon Lordship Lane and head for Rye Lane where progress and sensible pricing mean businesses can thrive. Charlie
  19. I host a regular game (monthly ish) in Peckham Rye. Have been playing for a few years with friends. Looking for more players to join the game. ?10 buy in, Texas Hold Em, this Friday night. If you fancy playing send me a PM, Cheers, Charlie
  20. Well, today the rubbish is all gone. Could have been the bin men doing a good turn, could have been the council having been alerted by a neighbour, could have been the landlord who spotted this forum post or the clearance company that dumped it in the street in the first place. If you see rubbish like this dumped in the street, take a photo, look through the rubbish to try to find an address or a name, and bang on the door of the individual to try to establish how their rubbish got there. It is disgusting that people think it's OK to dump rubbish in the streets, and if there's enough pressure from residents they may think twice. Charlie
  21. Yeah, when this happened before it was a contractor that dumped similar crap, and Foxton's pressured them to come and collect it. But last time it happened I found a name and address on it, this time just names. And yes pinecone, it was almost certainly not dumped by the tenants. Most landlords aren't slum landlords btw. Charlie
  22. Can there be anything more annoying than people dumping stuff in the street when they should be taking stuff to the dump?!? In this case it looks like people have moved out of a flat, and the contents have been dumped in Glengarry Road. Any info to me please and I'll make a fuss to the council. I can't find an address in the rubbish but have found two names: Kandassamy and Curtis. Any leads please text or call me 0742 961 1696. 23. Hello!! Any cool play group around ED for 5-7 years old kids? Cheers!
  24. Tommy Gunn who I train with does boxing classes and one on one boxing training at his studio in the basement of Dulwich Hamlet Football club, next to Sainsbury's on Dog Kennel Hill. He is very good - supporting, encouraging, and intimidating enough. Note, these are not run by Dulwich Hamlet but by Tommy and other boxers - the Wednesday night boxing class is run by Frankie - another fighter. http://www.gunnsmma.com/ Tommy's number is 07818 497968. Highly recommended for fitness. Charlie
  25. I have asked the Admin to change the title of the replies. I haven't said that she dumped anything. A load of rubbish was dumped in my street with her name on it. It is resolved now. The company that did the dumping is: Allround Maintenance Services (a trading name of Mariutto Maintenance Ltd) 01279 833596. Charlie
