  1. Does the buyer know about it, Loz? Would he or she still buy with the knowledge that Tim the agent is getting a kickback for selling this particular property? Perhaps but the point is that he or she doesn't have the chance to make that decision. Quite apart from it being enshrined in statute. I am more shocked, though, that anyone wld query the obvious fact that it just stinks, WOD.

  4. Hypothetical situation. Someone has posted a recommendation about her son's work on the forum, including his prompt arrival to start work. Oven that his commute was five steps from his cornflakes this seems to be disingenuous at best. What do you think?

  7. Gingerbeer, I am sure you are a lady in which case I can advise that the s word is very coarse over here. It and, obviously, the totally beyond the pale c word, are not really acceptable for women. Curiously some much worse words are ok - eg the f word. This all assumes you are under 50 - if over 50, really no swear words are ever appropriate. I feel sure this view will be deemed sufficiently old fashioned and insufficiently bohemian by the delightful edf members to generate some correspondence on your thread. X
  8. A change of direction. If my husband finds a pair of trousers he likes (cords or chinos), he immediately goes back online (whence they came) and orders another five pairs. Now this is a very sensible but, at the same time, totally "wrong"...Isn't it?
  9. If this is true, it is unacceptable, especially if it is the owner's dog. The fact that the owner may judge his dog to be safe would not influence me one bit. It should not be there. It could react in a strange way to young children, as this dog did. Unacceptable if true as I say. Please do report it, OP, as something needs to change.
  10. Oh Gingerbeer, I am so glad to see you back here again but sad of course that some scurrilous lying agent has has the temerity to ask you to part with such large amounts of money. I imagine it was someone passing him or herself off as an estate agent in fact. Can you believe that anyone would do such a thing? So glad you are back though my dear and looking forward to your next query hugely. I wonder if you might want to look at a thread on personal shopping which was very useful for someone new to town. You might enjoy it but still have some queries.
  11. Highly entertaining thread one way or another. Ms B, in my well off days, I went once to Harrods and used a girl there. I bought lots of things and took most back the next week. They were highly suspicious and my customer loyalty evaporated! Friends swear by John Lewis service. I'm surprised Debs does it for the same reasons Hugeonot explains. IPhone spelling sorry. I have all the issues you explained in your opening post. I tend to look on the Internet at some length first and then go into town with more of a focus. I also find that you can get things on eg Phase Eight website that are not available otherwise. El Pibe, your "knowledgeable customer" post was hilarious.
  12. Great but how did you exist without kitchen for 3 months?! Tips for dealing with the hassle appreciated as currently I could not contemplate such an extension.
  13. Saffron, yes presumably oxidation. I am giving up my short low temp eco friendly washes. They just don't get things clean enough. I recently got terrible grass and mud out of a lovely white dress by soaking in Vanish overnight, making a little paste, machine washing and then repeating as only half came out the first time.
  14. As a matter of interest, why do so many posters cite "8"? Is it a developmental thing or is it a question of putting in the hours for some years? It clearly requires dedication and a particularly mature child, either way.
  15. Have you and another tape measure done? If small again, I'd get a scan to be sure of specific measurements that only the scan can provide. (this is different from the estimated weight which is discussed at length above.)
  16. Rararaha, I know where you are coming from. I find objective measures easier as I tend to fall in love with beautifully done up places instead of staying calm and thinking - can we fit into this studio?!
  17. Sfootage is your automatic starting point, enabling comp of different roads. Obviously you then apply common sense and add for terraces, gardens, great condition etc and subtract for any work you will have to do. Incidentally most agents here price off sfootage, as can be seen by the round numbers. Continental agents price off a mixture of sfootage and cubic footage for old houses. This would take account of the fact that a first floor flat in a four storey Georgian building will have wonderful ceilings and a sense of space. I find that using sfootage and adjusting for positive factors/floors works just as well. I am finding nervousness creeping into what had been an over hyped market in my view. Or maybe the summer has been too busy for the normal buying activity. How are you finding it, if anyone reading this is also trying to buy?

  19. Juni, that is fascinating, thank you from me at least. Poppy, by the way I think you are v right to limit the crazy films etc. When I go to a movie with a lot of violence it seems to normalise it to my adult mind so goodness knows what it does to a more impressionable brain. Of course, in a previous era, the hitting child would have been errr hit by the parent. How misled was that approach?! Belle, ridiculous! Even if having hugs rejected had been upsetting, the older child must be on some trajectory of emotional control and processing and cannot be allowed to lash out. Why on earth did she buy the ice cream?! The other aspect that concerns me about that story is that it wasn' just one angry hurt smack which would be poor behaviour; it was repeated and maybe calm and this is where I find it moves into real nastiness, I am afraid. Fuschia, sorry if I misunderstood.
  20. Agree with monkey and matth. You do not mess with boilers. The landlady sounds disgusting and I would want to leave immediately. Forget the 12 months extension. It isn't worth it. Keep the boiler room ventilated and other windows open. Get a carbon monoxide detector today. Register with agents this weekend and find somewhere else so you can leave when the lease is up. Report to police and name her on the forum if it becomes apparent she broke the law on this.

  23. Errr not how I see it at all Fuschia. I think the OP has the correct attitude and she is to be commended for taking responsibility for it. I am afraid I have no good ideas though. I might ask the other child's mother what she thinks you could have done. I am slightly surprised that she let her son get into this game with sticks and a child who has hit her son before, but that is up to her.
  24. Many thanks Ruthbaldock. All very interesting. One last question - can I see who is looking at my twitterings? I am tempted I must say after all this... I had thought it was purely to build a brand but learning about one's industry etc. makes it useful to everyone presumably.
