Ok. You have bigger problems than this s20 notice. How have you let one freeholder dominate things. You both have the equal right to decide how to manage the communal areas of the property. I would get some legal advice on your duties and rights as a freeholder and then request a meeting to reset the relationship. Also as noted in other posts is the front yard and door actually the responsibility of the freeholder. These are all questions you should ask in your S20 response.

The Section 20 is just notification of intention to carry out works. You have the right to object, propose an alternative or find different contractors. If you are joint freeholders why is your co freeholder acting unilaterally? What is your usual mechanism for making decisions?

It is a bit provincial. I assume it is a way to keep out groups who have caused trouble in the past if they need to? I doubt middle aged ladies turning up in trainers and a hoodie are going to be turned away. You do sometimes see those signs in central London pubs, usually on football derby days or ones near construction sites. On the latter I am not sure if builders are particularltly badly behaved in pubs or if they think their more middle class clientele would be offended by the sight of a load of blokes in work boots and plaster spattered trousers.

South Circular roadworks - excessive disruption

I'd just like a pedestrian crossing so I don't have to take my life in to my hands when I walk to the Library. I have 0 opinions on LTNs or Dulwich Village. -
New Shops in East Dulwich and Nearby - 2025 Edition
Cyclemonkey replied to Joe's topic in General ED Issues / Gossip
The long empty site at the top of Lordship Lane by the Library is now a cute little bar and restaurant - Victus and Bibo. We had a few beers there on Saturday night and it was very welcoming. -
I think it should be knocked down and new social housing built on the site.

It's clear from the photo of the letter thay some of the works are going to be night works. -

I think waiting for someone to die to get a usable pedestrian crossing in a rediential areas next to green spaces and a sports clubs is a pretty low bar. -

I am so glad this is finally happening, that crossing is a death trap. It looks like the time taken is due to the phasing of works, presumably taking in to account it is on a very busy red route so it is not feasible to totally close the road. -
It's now owned by the Portobello group and is still pretty decent.

To defend the new incarnation of the Dartmouth Arms for a moment - it's not really a pub any more, it's a burger restaurant and is pretty decent at that. It was pretty crap when it was a pub.

NEW(ISH) fabric shop at 94 Kirkdale SE26 4BG.
Cyclemonkey replied to Gra369's topic in General ED Issues / Gossip
I second this - it is a great shop! Lots of lovely fabrics and very helpful service. -
It is absolutely real, I walked past the site, complete with car and trashed wall, at about 2pm this afternoon.

Luckily that is an old closed telephone exchange building, rather than someone's house.

The "homeowner" is Openreach as that is (was) the wall in front of the old telephone exchange building near the side entrance to Dulwich Park.

Cutting down of the Cherry Tree Peckham Rye Park
Cyclemonkey replied to Hen123's topic in General ED Issues / Gossip
Ahh yes, that well known cause of tree damage, light running jackets and fleeces. -
I think the French guys who ran it as a wine bar/small club were doing fairly well but Covid pretty much ruined their business model.

Lordship Lane Post Office Closure
Cyclemonkey replied to Lyra123's topic in General ED Issues / Gossip
Whenever I have used that Post Office the experience is pretty sub optimal - long queues, not enough staff, general air of chaos. The one at Forest Hill above WH Smiths is a lot better. I might use the Post Office more if they didn't insist on only opening when most people are at work. It is most odd. -
Lordship Lane Post Office Closure
Cyclemonkey replied to Lyra123's topic in General ED Issues / Gossip
Part of the problem the PO has is it has become all things to all people. It has become vital for a small group of people in providing banking and other in person services. But sadly that means for many others it is off putting to use. I need to use it a few times a year to send a parcel. The opening hours are such it is hard (basically impossible) for me to use it during the week, I don't want to use my Saturday morning or lunch hour queuing up behind loads of people. So I use the Royal Mail's online parecel service instead. -
Lordship Lane Post Office Closure
Cyclemonkey replied to Lyra123's topic in General ED Issues / Gossip
It is a challenge. These sorts of services are increasingly expensive to deliver as fewer and fewer people use them. Most people don't want to have to go back to using their lunch hour to queue up at the bank or Post Office. So the options are - reduce the service, make it more expensive or the tax payer subsidises it. -

I'm in my early 40s and I am not sure anyone (aprt from HMRC) has sent me money in cheque form for at least 20 years. I would be slightly irritated to get a cheque as I would have to find time to pay it in. I can well imagine a young adult being pretty baffled by a cheque. Many don't even bank with places that have physical branches. -

Indeed so. Just noting there are other options and many children and indeed young adults may well be perplexed and/or irritated by a cheque. -

When they were very little I transferred money in my nephew and niece's savings accounts and wrote a little voucher to put in the card. Now they are a bit older I put half in to their savings accountd and half on to their Go Henry cards. Children neither know nor care about cheques. As for Postal Orders last time I checked I'm not in an Enid Blyton novel 😆
