So sorry for your loss. Sophie - you can call a rescue centre if it's not your cat. They have emergency vets or all areas gave an emergency vet. Around here I'd call Celia Hammond in lewisham if I found an injured cat.

Sarah - yes I'll be working from home. The CCC is great. Good beer, food and staff. Quite dark so not great on sunny days but an amazing building. Saw the Pheomix cafe yesterday. It's on the corner of Northwood road and stanstead road. Looks nice. Also found out yesterday that the Van dough pizza van do takeaway pizza on Thursday nights from the St George's church car park on Vancouver Road. :-)) http://www.vandough.co.uk

The prices in hither green have gone mental too.I doubt you'd get a 3 bed near the station for 550K now. The whole south east has sky rocketed. I personally don't think ED is worth the premium. No offence. We were sad to leave ED but love where we moved to and could still be in ED within 15-20Minutes or a fiver taxi ride. -
Catford meet up would be great!! Not sure where the Phoenix cafe is either?? We are loving the Catford constitutional Club and the beer garden (and beer) at The Blythe Hill Tavern.

All the estate agents we got valuations from used 'if you sell through us we'll give you priority on viewings' line. When I emailed one estate agent, who had given us a valuation, about a property they'd sent me details for, they replied saying there was a priority viewing for their vendors and therefore no room for us, unless of course we decided to sell through them. Blatant blackmail. -
Good luck. Ours could still go wrong too but feeling positive now. Surveys and mortgages sorted so near exchange. It's so nerve wrecking. Fingers crossed for you. Would be lovely to all meet up.

We only pay estate agent fees if we sell. There are so few properties on the market and as prices are rising it would be silly for buyers to pull out. We haven't heard back from the surveys yet. I would be surprised if there was some 'undervaluing'. -

There's too much competition to do that. You basically have to submit your CV when you out in an offer. We started looking before putting our flat on the market and it soon became clear we would never have our offer accepted until we had a buyer. When we put in a offer we were expected to supply solicitors details for ourselves and our buyer, our deposit, our mortgage agreement, our buyers details all before the estate agent would put our offer forward. When we put the flat on the estate agent just said it was tough on the buyers if we didn't find anything and decided to pull out.......
