  1. I get the demand for 3br houses - even at ?850k, although at that level even people who have 'done well' on flats and have good joint incomes must still be taking out a chunky mortgage. What I don't get is the long term demand for the ?1m+ houses (a 3br in most of north London is already at that level)....who is buying them? People must be taking out ?500k+ mortgages even if they have decent equity and a hike in interest rates has to hurt them? People may have fixed for 3-5 years, but a hike in IRs and the expiry of those deals will surely have a major impact? Perhaps that's wishful thinking on my part and maybe I'm just too conservative by not wanting to have ?600k in debt!
  2. Saila - no doubt if you put something on that is "fairly" priced (a relative term) it will get snapped up in days, but people seem unwilling to pay the crazy asking prices for some that have gone on recently.

  4. I cannot stand Rod Liddle. However, probably not far wrong on this occasion. Then again I am just about to head to a golf club for Sunday lunch, not sure it gets more middle class (middle aged even?) than that.
  5. This maybe purely anecdotal, but my sense is that things are cooling somewhat. Most of the properties posted on this link as being wildly overpriced haven't sold and there are lots more coming to market (the daily rightmove alerts have many more new properties than before). Yes, they are probably coming to market because owners have seen the crazy prices but perhaps with a bit more supply will come some realism that a 3br terrace is not worth ?1m (yet). Not saying prices will go down...but I sense the increase will slow and some power will shift to the buyer. Just my view and as I say based on nothing more than a sense.
  6. We were promised a weekly update last time and had....none. Let's see what happens and I hope they just get on with and get it done. A year of disruption already is annoying...but even more so when all they had to show for it was massive hole in the ground and some foundations. I'm glad it's not Lenny Henry, at least the bloke from the pub chain has done something I have enjoyed (i.e. own The Bishop). Probably off topic, I won't go there.

  8. Hard to see what retail would do well on that site, no real footfall and it is isolated from the rest of the shops on LL. Another "Express" style supermarket I suppose as there is space for parking out front...but even the much fabled M&S would want a more high st site you would have thought? Shame re: the nursery. Can see that being perfect location for that and let's face it, plenty of demand in the area.
  9. Helpful late night reply to the original post.... There was previously an unsuccessful planning application to turn it into a nursery on the ground floor. That was turned down at the time. Maybe there has been an update to that. Maybe post on James Barber's thread.
  10. From the images in the leaflets they hand out I think the re-design looks great and the whole area is clearly much improved as a result of all the investment to date and that continues. Glad you were in the minority RCH.
  11. They said it was due to signal problems....but that is almost certainly a hangover from the weekend. Monday morning after weekend works is often a nightmare. Worth checking before you set off home tonight. New platforms some way further up the station as well. Need to factor in a good 30 seconds more for the dash from the tube plaforms past that TM Lewin and the South African biltong shop.
  12. Like most things in life you get what you pay for. From what I have seen, people try and scrimp and save on legal fees when it comes to buying / selling property and end up going with the cheapest solictor they can find...it is hardly a shock when they end up being rubbish or slow. At these low fee levels it is all about volume for a surveyancing solicitor so they will have a lot of potential transactions running at any one time.

  14. It is a great place to live. Let's all be happy we live here - no negative comments please. That said, the judging committee must have come on a day when the wind was blowing from whichever direction is blows to prevent those damn planes from flying overhead.

  17. Clearly an emotive issue so not trying to make light of it at all - but I suspect the ?16m arrears has not arisen since April '13 when the "bedroom tax" was introduced which was implied in the first response to the OP.

Well the good news Mikeb is that technology advances mean that newer aircraft such as the A380 are already much quieter than the older long haul planes (like the 747s that will be prevalent at that time of the day) so over time, it should be quieter not noisier than now. There is some chat on the Heathrow website about it all if you want to look into it.

There will be plenty of posts that pick apart your story, pull you up on loose language around being "attacked" etc....but the facts are, people are supposed to have their dogs on leads other than the exercise area (pretty clearly marked) but hardly anyone does. Not going to change unless the council start enforcing it - which they won't.

  23. Yes, Forest Gate is rough. Sure with Crossrail etc it will change in time (like ED has) but it's got a long way to go.
  24. I won't put my hand up for that one! As this thread has re-appeared, just to add that all the builders stuff that was cluttering the road has now all gone and there is no sign of anyone on the site a few weeks now. They were pumping water out of the site for a few days and I wonder whether it has all been put on hold as the site cannot be worked on due to the wet?
  25. We went for Sunday lunch at the Dulwich Wood House pub yesterday - I would categorise that as out of the way as well, but it was packed. A big, family friendly pub would probably still work on that site if there was a nice big beer garden for the summer and a decent car park as it couldn't rely on passing footfall. Still think a hotel would be better there.
