I went there today for a coffe and stayed to have two- so good. I am looking forward to them getting their license so I can try their sherries.

CDs are becoming collectible like vinyl. A friend of mine deals in music memorabilia and makes a sizeable amount on buying and selling CDs. Might be worth finding a dealer and seeing if you have anything they'd be interested in. I personally have kept all mine as they cost me a fortune as a teenager ( remember when a cd could cost ?20!) and they remind me of my youth

Hi On my what seems to be my never ending attempt to find a place to call home - I have found something nice in Cheltenham road se15 The survey says there is a risk of ground flooding? Anyone know this road to flood or the golf course. Generally What is the area like? Any info would be great Thanks

We had the same issue with a property in cp. We couldn't get insurance and our broker said resale would be an issue. The only insures who would touch us - based on a regular full structural survey was Midas - part of RSA. Steep excess for a subsidence claim but if you really love the place and willing to take a risk them speak to them. We decided against buying but I'm over cautious about everything

Hi Being a bargain hunter I popped into Clothes for Causes. It looks like they are trying to emulate the Mary Portas Save the Children shop on LL. I asked what charity they supported they didn't really give a concise answer, they said 'er some local charities and those food banks..' I googled them but could find anything about them or their charities, anyone know more?

Thanks everyone I was advised by my broker and solicitor that we would need to inform the lender but as both have been shocking in their services I wanted to see what others had experienced. The wiring does need to be done, certain things are dangerous - the cooker and shower extractor fan are wired into the mains without the necessary safety precautions. I asked about receiving the cost of the repairs from the seller but that is classed as a gift so the lender would want them money laundered. It's all so much hassle but without getting a reduction we can't afford to do the wiring and if we don't get the wiring done then there is a risk to us and any claim we might need to make under our insurance. I wish we had never started this -

HI I was wondering if anyone can help as a FTB I have no clue. We had a full survey done on our potential property and the electrics needed looking at. We had this done and the place needs to be rewired. I wanted to go back to to the vendor to ask that the sale price be reduce so that it covers the rewiring however i have been told that if there is a change in the sale price we will need to get a new mortgage offer? Is this true? We thought the mortgage offer would stay the same and we can use the 'spare' funds for the re-wiring. I don't really want to get a new mortgage offer as I am with Abbey and they took over 6 weeks to produce the first one! I can't get the vendor to pay as 1. He doesn't think there is anythign wrong with the property as he's never had any trouble (despite the report) 2. He's moving to Australia as soon as we complete. We are already paying ?400k for a property I don't really want ot swallow this additional cost as we have have no extra money. Any info from seasoned homebuyers would be most helpful thanks -

Thanks Kalamitykel. I think my concern is the same street has at least one incident a month ranging from anti-social behaviour to violent crime. Overall the amount of crime is comparable to ED but less than Kilburn but I haven't ever seen a road which has crime reported so frequently in either areas I have lived in. Perhaps I've answered my own question :-)

Hi EDF We are first time buyers trying to get our first home. We've been pretty unlucky having been out bid, gazumped and even ghost gazumped! We finally had an offer accepted on a place, I checked the crime map for SE19 1JJ and am a little concerned by the area. My bf thinks I'm over reacting since we have been to see the house 4 times and it's always been quiet. Now I am not sure we have done the right thing (initial searches without the postcode didn't give me so much detail)but I don't want to move somewhere that looks like a crime hot spot. Has anyone heard of Gibbs Ave/central hill in Crystal Palace being dangerous? I don't mind a bit rough and ready having lived in Kilburn for a far few years Thanks

We have been trying to buy a home, we are first time time buyers looking around crystal palace ( cant afford ed!).we put offers on two properties, one at asking price and one 10k over and both got rejected back in Jan. Now both are back on the market at a 'fantastic price reduction' according to the estate agents emails I received.... We did successfully put an offer on another- ?5k over,which was accepted... Our mortgage company went to do their valuation and deemed it over valued by 30k and wouldn't give us mortgage unless the price was reduced inline with their valuation. Nightmare! This made me think that this must be a common occurrence in London with estate agents hiking prices and buyers having to place sealed bids? -

This is a sad thing to hear. To paraphrase StraferJack I do not know the ins and outs but I have always found Anastasia00 kind and lovely when I have bought items from her, she even delivered some furniture to me as I don't drive. It would be a shame for me if she no longer can/or wants to use this site as I look forward to seeing if she's clearing anything else from her house before she goes to the US as she sells her items at a decent price locally and as a keen buyer of vintage items I will miss her posts, they save me a fortune. If you have removed her beleiving her to be a business (which I say she isn't- having been to her home a number of times) there are plenty of others who post here (especially selling vintage goods) that definately are professional sellers (some are local antique dealers)so you might need to start a massive clearoutfor the for sale section on this premise (or contact sellers asking them to trasnfer to the business section.) I won't name them as I don't want to loose them as another local source!!! Sad to see this post. Kind Regards Sarha

Anyone else lost their wifi today? Tv and wifi were down Monday but came back on. Now I have tv and no wifi this afternoon which has put pay to me working from home this afternoon.

Just wanted to say a big thankyou to the unknown dog walker on Melbourne Grove who allowed their dog to come into my front garden via the gate and cr*p on my welcome mat. Hope you are really pleased with yourself. My other half had the day off and had to spend some of it clearing up after your dog. Clearly I'm never going to get an apology or even an explanation but just needed to vent spleen. Its people like you that make people dislike people with dogs My next door neighbour has CCTV so fingers crossed it was recorded so I can post a picture on here
