  1. Hi We have recently been gazumped by a buyer with Trupennys. The vendor of MYN Properties in East Dulwich: (http://www.mynproperties.com) accepted our offer, sent us the contract, told us we had 3 weeks to exchange contracts, and said that he would be taking the flat off with the other agents. I called Trupennys and the other agents and all said the flat was under offer with another agent (the estate agent we were using). 10 days later (on the same day we were about to send MYN's solicitors our contract with amendments), their solicitor told ours that MYN had exchanged contracts with someone else. This is after their solicitor had told us our offer had been accepted and he hadn't told us at any time that he had accepted someone else's offer. Is it legal to accept two offers at the same time without withdrawing the first offer? The owner of MYN Properties has done this with other people also causing them to lose thousands of pounds in solicitor's fees as well as time. Thanks & Regards Mark
  2. Hi all Thanks for the info! My boiler is an Ideal ISAR HE30. Can you give me an estimate for the cost of a new diverter valve and installing it, and is this something you could do? Mark
  3. I forgot to mention the main reason for this being an issue is because the pressure from the shower is really bad, so I was wondering if it might be related. The pressure from the tap just next to the shower is much stronger...
  4. Many thanks for the lengthy reply. I have a combination boiler. The radiators that get heated when the shower is turned on are both the big radiator downstairs and the towel rail upstairs (next to the shower). I remember when we bought the flat the big radiator downstairs wasn't installed, so they had to put one in. I guess it's possible they did a bodge job which meant water had to pass through it? Regards Mark
  5. It becomes hot!
  6. I have a question for a plumber: When my shower is turned on, the radiator downstairs heats up. I presume therefore that water is passing through my radiators to get to my shower. Is this normal? I had a new kitchen installed a few years ago. Pressure has been bad last few years and I wonder if something was fiddled with then? Thanks! Mark
  7. My parents are desperate to get get a flat in London (poss East Dulwich) and have enough money to purchase a flat, but unfortunately ?65k of that money is tied up in a savings account and cannot be withdrawn under any circumstances until June 2014. Both parents have retired and so cannot get a mortgage. Does anyone have an idea for getting a reasonably good value loan of around 50k GBP? The lender could be guaranteed a proportion of the 65k GBP when it is up in June. Someone has suggested getting a loan for 5 years with an interest rate of around 6 or 7% (which seems very reasonable) and then paying it off early, but I think the early repayment charges may be very high. Also they would have to pay back a chunk of the capital each month which may be difficult before June 2014. Both parents have a spotless credit history, a home in Sussex, and a flat they rent out in Kensington. Any ideas or suggestions? Many thanks Mark
  8. Just wondering if anyone has noticed the large numbers of people gathering outside the Carlton Centre on Alpha Street/Choumert Road making huge amounts of noise (including music), or am I the only person who finds this extremely offensive and aggressive behaviour towards local residents?
  9. Any decent squash players in the East Dulwich area fancy a game some time? I'm a 31 year-old guy in the area. Thanks, Mark
