Warning - PC scam to steal your credit card and bank details
dubluke replied to Lollipop's topic in The Lounge
I'm sorry if this sounds harsh but you must be a bit of a numpty if you hand over your credit card details to a complete randomer who calls you up out of the blue with an obvious cock and bull story without checking them out first -

What ED pubs are NOT showing the football?
dubluke replied to PeckhamRose's topic in General ED Issues / Gossip
yeah like eater 81 says, any bar owner with a good business head will be showing the footie to pull in the crowds -
Two guys walk into a bar, the third one ducks.

Sound system for playing music outdoors - advice please
dubluke replied to Mark's topic in The Lounge
I DJ myself and with speakers of that size/power you will be inaudible, in an quiet bar perhaps they would be ok for very quiet background music but outdoors the sound will be lost, and even indoors you will be struggling. For background level outside music you'd need something along these lines - http://www.htfr.com/more-info/MR331901 Those are actually a pretty good deal, although the quality of sound will not be the best, they will be loud enough to be heard outside and as they are active there's no need to faff around with amps etc. Prices for the kind of thing you're looking at will probably start at around 160 upwards. Good brands include JBL or alpine, in my experience their audio equipment is usually pretty high quality + sounds good on a budget. Lemme know if you have questions etc :D -

If you do manage to eventually reach the managing agent then you may be able to get something done as they will be able to send letters to tenants indicating there have been issues with noise etc. However as Killa Queen said - if it is a general noise pollution issue then you can have southwark get involved to try and sort it out without having to go through any kind of managing agent. Best of luck with it, send me a message if you have any other questions about this or other property stuff. PS. - its dublUke :)

I work for an agent in East Dulwich, my opinion on this is that whilst it is the job of a managing agent to keep an eye on the property they are managing, it is customary to only do inspections and checks every 4 - 6 months, more often than this and you begin to impeach on the tenants right to not have excess intereference from their landlord or managing agent. This also leads me onto my next point, as you must by law obtain permission from the tenant before entering a rented property to do an inspection, if you do not get this permission and enter the property then you are flouting the tenants rights and breaking the code of conduct laid onto lettings agents by the property ombudsman scheme. From the sounds of things this woman moved everyone in and then cut off all ties with the managing agent, so getting hold of her to arrange checks would have been impossible, and entering the property without this permission would therefore have been unlawful. On the flipside of this, they may have just been very poor managing agents who never bothered even attempting to check on the property, which of course is pretty crap.

Friern Road or Dulwich Grand Prix?
dubluke replied to frierntastic's topic in General ED Issues / Gossip
Personally I think the speedbumps in Friern road are effective, if you drive over them at over say 15mph your car gets a good jolt enough to slow you down for the next one and about halfway down the street they turn into proper sleeping policemen anyway! -
Buying a house in East Dulwich? expect sealed bids!

Very true, I work for a local agent and we have a number of large houses in good structural and decorative order, in good locations and for realistic prices which have been hanging around on the market for a number of months, however we are getting rid of two bedroom garden flats like no-ones business! The majority of my buyers are looking for this kind of flat up to about the 250 range -
