So frustrating! It's been 3 times in the last 3 months?? I need to start keeping a log. The chronic low water pressure issue each morning is one thing but having no water one day each month is unacceptable. Thames water need to sort out the root cause and stop applying plaster to the cracks!

I completely agree that Camberwell needs alternative tube or rail services because it is a bus hub and both Camberwell New road and walworth road are narrow and congested (unlike the OKR). The bakerloo line extension should be serving camberwell full stop. Unfortunately investors buying and maintaining empty flats on the OKR are more important than the people that live in the area so yes, the tube isn't coming; ever! If the thameslink line serving the proposed Camberwell station went to Brixton (i.e. Herne Hill line) that would be an acceptable consolation. It would certainly better than what is available now but if it's on the current denmark hill/elephant thameslink line I don't see the point and believe the ?50/60m would be better spent creating a Brixton London overground station on that high viaduct (which would relieve a great deal of congestion in Camberwell). No doubt we will find out more about this station in the near future.

How will re-opening camberwell station be helpful? I don't see it. Will the station be in a different Thameslink railway line? My understanding was that it would be on the Thameslink line ie between elephant and Denmark hill. If that's the case then the people that currently use Denmark hill would have the option of using either camberwell or Denmark hill stations but the trains will be just as overcrowded as before; if not more crowded. It's the same overcrowded thameslink line. The trains will not be more frequent like a tube. It will take longer to get from Peckham rye and Denmark hill to Elephant and onwards. To me TfL offering this station as a 'consolation' to the bakerloo line is like offering a push bike when one was hoping for a porsche.

Sorry I don't know the dog or owner. I have, on many occasions, considered installing CCTV to catch evidence of cats and dogs pooing in my front garden. I have a life and consider myself to be responsible citizen and empathetic to others which unfortunately many people aren't on this forum; people who feel the need to insult others unnecessarily. I don't have any pets but they migrate to my garden to deposit their mess (and leave cat hairs on my outdoor sofa). Grrrr No I do not want to clear up dog or cat mess- even if it is easy to do with soap and water. I've had to do it so many times (and retched as I was doing it). That is not enhancing my life! -

Yes I noticed that problem with prams/buggies; not being able to enter via the front of the bus. You have to enter through the rear doors and then leave the pram to go to the front to tap in..leaving baby and buggy alone in the middle. I'm sure the driver doesn't give you much time to race back before the bus moves either. You mums/dads have my sympathies! -

Unfortunately trains (and buses) arrive when they arrive so if you just miss the bus after a train or tube journey (the Victoria line tube is so frequent -it's brilliant) its just bad luck and you have to wait 20 minutes or take uber which is ?9!(so not an affordable alternative) 😔 -

Yes it is infuriating. I don't understand how TFL decide upon bus frequency. Once you are on the south circular there aren't many/any other bus services that you can use as an alternative and then change. You either get P13 or P4 but mostly get nothing for 20 minutes plus. Almost as bad as when I used to travel between Epsom and Ashtead by bus; just ended up walking! This afternoon it took me 1 hour to get from Brixton station to The Harvester on lordship lane because I just missed the first P4 and once the next one came 25 minutes later had to stop because of a fault. I once took the bus 3 from Brixton to West Dulwich on a Saturday afternoon . I just missed one but the next one came in minutes and there was another one behind. They were double deckers (not full because of the frequency. Really good service! -
These buses come every 20 minutes and if one breaks down, its full or you just miss it you have to wait another 20 minutes. Sometimes I just want to cry. I have no hope this will get better as I saw a similar thread from 2011 😭😭

Thank you Pork chop. I agree that having an intersection with the peckham would be helpful for those using the peckham/clapham branch of the London overground. The distance between Tesco (OKR1) and B&Q(one of the proposed sites for OKR2) is short; seems unnecessary to spend on having two stations so close. If there were an option to relocate the second station, I believe Peckham rye (perhaps choumert car park or other car park areas) would be a better location than Queens road. But I prefer Queens road to OKR2. My worry is that the area surrounding Queens road station is residential; What affect would having an underground station and shaft site have to peoples homes? The new cross gate extension in comparison will mostly affect the sainsburys car park. Fortunately those living near Queens road can easily reach the bakerloo line by bus (at OKR2 or NXG) unlike the rest of us. -

I gave my opinion and experience! I've lived in Kensal Green, Paddington, Queens park, Kilburn, Walthamstow, Elephant and Castle (literally 1 minute from the station) Holborn, New Cross, Brockley, Lewisham, Sydenham, Stratford, Leyton, parts of Surrey. I've never really appreciated living near better transport links and perhaps I should have. On hindsight, I realise that I had it good at New Cross, Holborn and very good at Paddington and Elephant. Paddington was shady at night and very busy/noisy. I endlessly complained about Holborn even though i was a short walk from central line and Piccadilly line..It was so expensive to live in Holborn, it was very busy and there was no green space. I never spent time in Elephant; literally got on the train or bus and got outta there. New cross transport was good, quick and convenient but I hated the place. I used to think the train journeys from Kensal to paddington were long and we would sometime sit at Queens park for 5-10 minutes. Again it really wasn't that bad at all. Unfortunately I'm pretty impatient when many would not be...So overall yes I love Dulwich, it's quieter and that suits me, it's convenient for small shops, cinema, I live near Peckham rye and dulwich park (I love parks/commons) I can go to Peckham for items if I need and can drive into central easily in the evenings. I use the internet alot- Amazon, ocado etc. I don't go to busy, crowded shops- it's not necessary! I buy clothes online and try them on at home. I drive on weekends and evenings so I don't use public transport other than during the week days. I've always had a car even when I lived in Elephant and Holborn. FYI we wanted to buy in Brockley conservation area but couldn't afford it. A house in our price range came up in ED and we moved here. So the move to ED wasn't intentional. I don't believe Dulwich is the best place in London; if I could afford I'd be in Richmond, Primrose Hill or Wimbledon village but finally I appreciate what I have and on a regular basis I tell myself i'm lucky to live here. I have a superb panoramic view of the city and don't wish to pay super high stamp duty moving to somewhere else where the grass might not be greener. Everyone's needs are different!

Cycling is great for many but will never be a practical option for me. My husband uses a scooter so if that works for you consider a scooter or motorbike. There are many areas in London that are better served and have cheaper house prices but have other compromises. ED is lovely and I reckon the extra money we would pay in stamp duty wouldn't be worth the transport efficiency gains experienced by having better access to transport. I love Dulwich for so many reasons (beautiful green spaces galore, LL is fab and nearly everything you need (except for rapid transport) is within easy reach, it is easy drive to central London which is very handy in the evening). I get bus P4 to Brixton (if roads are congested it can take 20-40 minutes) and use the super fast Victoria line. Brixton is great because it is the first stop on the line and the trains are frequent.As with most stations, it is heaving during rush hour! One day I'll muster the courage to get a scooter...

TFL seem to make transport improvements where the transport is already good (maybe because it's a quick win? or apparently cheaper?) and they forget about areas like ED/surrounding areas which desperately need transport improvements. There's no motivation to make it better. The Victoria line service from Brixton tube is very good because it's so frequent and gets you to Oxford street in 15 minutes but it's such a shame that it's so near but so far! It's only 15 minutes by car but no parking is available so you need to be dropped off (if you are fortunate to have someone who can help), Uber is approx ?6-9 (one way) which is too expensive for daily travel, we don't have the flexibility of having access to Santander bikes (which the majority of zone 2 in the rest of London seem to have), the London overground doesn't stop at Brixton despite passing through Brixton station and there are only a tiny number of infrequent buses that serve Brixton from ED. It seems the best option is to cycle to work or to a station (if work is too far). The 'bike hangars' have been installed all over lambeth but very sporadic in ED... Sadly no improvements are due to be made any time soon!! ps keep complaining to Sadiq, we've got nothing to lose.

Unfortunately this happens 1-2 times a year at least! I remember the time when we couldn't have a proper shower during weekdays between 7-8.30 because the water pressure so poor `and that persisted for years. I've never come across any other area in London that has recurrent water issues like this. The Thames water live website is interesting. Although this area appears to be the only one without water, there are so many areas with reported leaks! Thames Water must be constantly firefighting! They haven't provided an estimated time that the water will be restored.

Price was reasonable and the rubbish (building waste) was taken within minutes.

Current experience selling SE22 1 bed flats

This not my personal experience but second hand info... I know someone who has had their 1 bed flat (with garden) on the market for around 6 months (still on the market). At that time, I thought that the estate agents had given a very optimistic valuation. I had seen 1 bed flats in a slightly better location (e.g. nearer the station) advertised on Rightmove with lower asking prices e.g. ?25-30k but now there are quite a number of 1 beds with an asking price of ?450k or more.
