Thanks. The quotes include all disbursements so I'm fairly confident that it's apples with apples. I did ask the first firm if they could meet the other quote but they said not. I'll double check everything and then probably go with the other firm and save myself ?300!

Hi Is it best to use the same conveyancing firm for sale and purchase? I ask because I'm currently using a firm for my sale but their quote for my purchase is quite a lot higher than a few other firms. I suppose my question is would it be a hassle to use a separate firm for the purchase? Any advice would be appreciated. P

I'm looking to buy a flat in a period property that contains two flats. I've been told by the agent that with the flat I want to buy comes the freehold for the whole building (and presumably the other flat must have a lease). Does anyone have any experience of this situation? My concern is that if, say, the roof needed expensive repairs would I as the freeholder bear the entire cost? I'd like to get a better idea of the costs and benefits of this sort of situation.

I've got a raised area next to a wall at the back of my garden that hardly gets any sun. I have no idea what to do with it but I'm thinking about planting some shrubs that don't mind poor light. Does anyone have any ideas or know what shrubs / plants do well in low light?

Just got back from another great meal at Franklins. My only complaint is that the service was not good, mainly due to the fact that they seemed way understaffed (only two waiting staff and the place was packed). It's a great restaurant but for the prices they charge I expect more than just high quality food.

Does anyone know what what's going on with the area of the hospital that's been knocked down? It happened months ago and since then nothing has happened. I heard there were plans to build a new comunity hospital but I can't find anything about this online.

Does anyone know of any golf courses and driving ranges that are easy to get to from east dulwich without a car? I've played a few rounds at Mitcham but am looking for a better course. I'd also like to find a good golf pro for lessons. Cheers!
